Market Appraisal

Our team will visit your property to determine its rental value and provide you with details of our marketing strategy.

Marketing your Property

We will organise the necessary paperwork, arrange safety certificates and guide you through the process; we provide detailed information with clear photographs all accessible online on our own website alongside PropertyPal.com and our own social media channels.

Viewings

We will arrange accompanied viewings with a member of our team, we prioritise gathering information about the viewer’s position and will provide you with comprehensive feedback following the viewings.

Applications

When we receive applications for your property, we require detailed information relating to the applicant such as number of occupants, employment history and landlord references; we will then discuss the details with you. Once you have decided which applicant you would like to proceed with, we then submit a full reference and credit check with an external referencing agency – this allows us to independently verify their details.

Agreeing the Tenancy

Once we have a successful applicant, we then take payment of the security deposit, agree a move in date and prepare the tenancy agreement. Depending on which service you choose we may arrange a detailed inventory report, to include photos which can be relied upon should there be any deposit disputes at the end of the tenancy.

Check-in

Prior to the tenant moving in we will collect the first month’s rent and register their deposit with TDS Northern Ireland. A full financial statement will then be issued to you detailing all income and expenses.

Rent Collection

We ask tenants to pay via standing order and our dedicated accounts team will keep a close eye on the payment due dates to ensure rent is paid on time. We send automatic reminder emails and will make contact promptly should any payments be missed. Each month you will receive a detailed landlord statement, confirming any income and expenditure during that period. This information will also be available to view online at any time in your personal client portal.

Maintenance
(Full Management Only)

Should any maintenance issues arise during the tenancy we will promptly arrange for our trusted contractors to attend the property and will oversee this on your behalf to ensure your property is well maintained at all times.

Inspections
(Full Management Only)

Throughout the tenancy we will arrange periodic inspections, this allows us to keep on top of any maintenance issues, ensure your tenants are happy and that your property is being looked after. Following the inspection, we will provide you with a report of our findings and any proposed maintenance or improvement works.

Lease Renewals

Ahead of your lease expiring we will contact you to see whether you would like to end the tenancy or agree a renewal with your tenant; depending on your instructions will ensure that the necessary notices are served, or a new lease agreement is signed.

Check-Out
(Full Management Only)

Upon check-out we will arrange final meter readings and provide a detailed check out condition report referencing the original inventory provided at check-in. Should any issues be noted we will discuss this with you and your tenant to agree any deductions from their deposit and coordinate this with TDS Northern Ireland.

Contact us to book viewings of any properties you are interested in. Make sure to ask plenty of questions during the viewing to ensure that the property meets your requirements.

Submitting an Application

If you find a property you like, you will need to submit an application. This typically includes providing personal and financial information, references, and any other required documentation. Our team will guide you through this process.

Signing the Tenancy Agreement

Once your application is successful, you will need to review and sign the tenancy agreement. Take the time to carefully read and understand all the terms and conditions, including rent amount, lease duration and any additional clauses.

Paying the Security Deposit

You will be required to pay a security deposit before moving into the property. This deposit will be registered with TDS Northern Ireland and serves as security against any damages to the property during your tenancy.

Moving Day

Congratulations! Once you get your keys you should perform a thorough inspection of the property, record meter readings and take plenty of photos. Let your landlord or property manager know of any damage or maintenance issues to ensure that you are not held responsible for them when you move out.

Rent Payments & Maintenance

You will be required to pay your rent by a specified date each month, please ensure you have a standing order set up with your bank. You should also report any maintenance issues to your landlord or property manager promptly so they can be addressed in a timely manner.

Inspections

We may arrange periodic inspections which are an opportunity for us to assess the condition of the property and discuss any outstanding maintenance issues.

Ending or Renewing the Lease

As your lease approaches an end, we will be in touch with yourself and your landlord to discuss the options of renewing or ending the lease. If you plan to move out, please make sure to provide sufficient notice as per the terms of your tenancy agreement.
