Market Appraisal

Our friendly and knowledgeable valuers will visit your property and provide you with a detailed valuation taking into account the location, size, condition, and any unique features.

We will provide a realistic valuation and discuss the best marketing strategy and asking price to ensure a successful sale.

Instructing Us

When you are ready to sell, just let us know and we will take care of everything.

We will organise the necessary paperwork and arrange an EPC (Energy Performance Certificate) for your property.

Instructing a Solicitor

At this stage you should instruct your solicitor so they can prepare the title documentation and the draft contract ready for when we find a buyer.

Presenting your Property

First impressions count, to maximise your property’s appeal we may recommend some minor repairs and it is always a good opportunity to declutter your home in preparation for our photographer.

Marketing your Property

We will list your property on our own website alongside PropertyPal.com, PropertyNews.com; JamesEdition.com (properties over £450,000) and our own social media channels.

Our distinctive ‘For Sale’ boards serve as your 24-hour marketing tool, and our window cards will include a unique QR code allowing potential buyers to send viewing requests to us at any time, day or night!

Viewings

You have the option to meet viewers at your property personally, or we can arrange accompanied viewings by appointment with a member of our team.

In either case, we prioritise gathering information about the viewer’s buying ability and provide you with comprehensive feedback following the viewings.

Offers

When we receive offers from interested buyers, we will seek proof of funding and then review them with you; providing guidance and insights to help you make an informed decision.

Agreeing the Sale

Once you have accepted an offer, we will carry out our necessary checks on the buyer and then issue our Sales Advice letters to you, the buyer, and both solicitors.

Progressing the Sale

We will continue to coordinate with your buyer to ensure that any surveys or mortgage applications are submitted promptly and will keep in regular contact with you and all parties involved to ensure a smooth and efficient transaction.

Completion

Completion is the day all funds are transferred from the buyer’s solicitor to your own solicitor’s account. Once the money has cleared your solicitor will inform us that we are authorised to release the keys to the new owner.
